Standoff distance is the separation between a potential threat location and the protected asset. It can reduce the severity of some hazards, improve observation and create room for detection and response. It is not merely a number on a site plan: the owner must control how the intervening space is used.

Parking, loading, visitor drop-off, public roads, landscaping and emergency access all compete for space near a building. Protective site planning resolves those conflicts early, when circulation and grading can still change without expensive retrofit.

Map credible approach routes

Document how vehicles and pedestrians can approach, stop, conceal activity or gain line of sight to critical areas. Include service roads, adjacent properties, elevation changes, drainage channels and informal paths—not just the designed entrance. The shortest geometric distance may not represent the most credible threat path.

For vehicle threats, examine attainable speed, vehicle mass assumptions, acceleration distance, turns, slopes and the location at which access is actually controlled. For direct-fire exposure, examine sight lines, concealment and the specific building elements or equipment that could be affected.

Distinguish distance from controlled standoff

An open lawn may create separation but may not prevent a vehicle or person from crossing it. Controlled standoff uses terrain, site geometry, walls, rated barriers, ditches, bollards or other measures to keep the defined threat beyond the design point. The selected device must match the approach conditions and foundation.

Temporary conditions matter. Construction access, event parking, snow storage, delivery queues and failed gates can erase the intended separation. Operating procedures should identify who may authorize an exception and what compensating measures are required.

Use multiple site objectives together

Protective planning works best when security features also serve circulation, stormwater, landscape or public-space goals. Grade changes, berms and water features may help shape approach paths; street furniture and reinforced landscape elements may help define protected zones. Each feature still needs engineering for its actual security role.

Avoid creating concealment, surveillance blind spots or inaccessible inspection areas. Dense landscape used to discourage approach can also hide activity. Coordinate lighting, cameras, maintenance access and seasonal growth with the physical layout.

Connect site and envelope design

Reduced standoff generally increases the demand placed on the building envelope for relevant threats. Walls, glazing, doors, supports and connections must be considered together. A project should not harden one façade while leaving an equally exposed critical asset or opening outside the analysis.

Where site constraints prevent preferred separation, document the constraint and evaluate hardening, relocation, internal zoning, redundancy or operational controls. The decision should be traceable to the defined threat and level of protection.

Preserve standoff after handover

Record protected distances and approach controls on owner documents. Review proposals for new parking, chargers, kiosks, storage, landscaping and utility equipment against those limits. A site can gradually lose its protective geometry through individually reasonable changes unless someone owns the configuration.

Is more standoff always better?

Additional controlled distance can reduce some exposures, but it must be balanced with site function, accessibility, emergency operations and the specific threat.

Can landscaping count as a vehicle barrier?

Only when the installed system has engineering and evidence appropriate to the defined vehicle threat. Appearance alone is not a penetration rating.

Who should verify the standoff design?
